How to Market Real Estate in 2022

The Best Content Strategy is Pointless Without Consistency.

When people know they can expect to receive content from you consistently they see you as someone reliable/trustworthy. When you show up inconsistently they start to see you as someone they don't know if they can trust.

Inconsistency on Social Media is the Biggest Mistake You Can Make.

Here's why: the people in your sphere who would have hired you, forget about you. They end up hiring someone else because you aren't at the forefront of their mind. When they do decide they need the service you provide, the person that IS showing up in front of them (aka your competitors) is who they think of, who they now feel is trustworthy & who they reach out to.

How Much Should You Be Posting?

Gary Vaynerchuk, the chairman of VaynerX & social media guru says you should be posting at least seven times a day.

If that amount feels unachievable, our recommendation is to experiment. Set the goal to post x number of times a week/day & do it for a few weeks. If it feels achievable, stick to it. If it doesn't, reduce/increase or reassess.

Choose a level of consistency that doesn't have you wanting to throw your phone in the ocean in a few weeks time or that has you showing up INconsistently.

If You Want to Dominate on Social, Be Intentional About the Type of Content You Post.

Posting is kind of like planting. You plant to grow veggies/fruit, you post to grow your community/reach. You wouldn't plant tomato seeds in a desert for obvious reasons. Posting requires a similar attention to detail otherwise the time you spend won't reap the results you desire.

Content You Should Be Posting in 2022:

  • Informative/Valuable
  • Entertaining
  • Personal/Behind the Scenes

Why is this type of content necessary?

It shows you as the expert/builds trust (informative)

It makes you relatable/builds trust (entertaining), &

It builds connection/trust (personal/BTS).

Content You Should Limit/Cease in 2022:

  • Property Photos
  • Written Testimonials
  • Photos of sold/in escrow/under contract  properties
  • Content that doesn't offer value to your sphere/clients

Before you post something, start to ask yourself: does this post provide value? If yes, how? The content above is about the realtor, not the client. Most people share this with good intention; they want to build trust & let their sphere know that they are active, that they support their clients & so on. However, these types of post don't offer the kind of value people are looking for.

How to Plan Informative/Valuable Content

Out of anything else that you post, this is the most important. Why? People typically share this type of content more than anything else. The more people share your content, the more people you have access to & faster you grow your sphere. It also shows you as an expert & offers your followers value, both of which builds trust. What do you need for someone to hire you? For them to trust you.

Where to Start

Take note of things you do in your business/work that are teachable moments.

If you don't have anything upcoming, brainstorm things that you are knowledgeable in that you could turn into an informative video/tutorial.

Schedule Informative Content in Advance

If you are someone who isn't likely to whip out your phone when a teachable opportunity presents itself, schedule this type of content out in advance. In general, it is great to schedule this content since it is the kind of content that will build you social platform the most (more on that another time).

Maintain a Consistent Output of Informative Content
It is
VERY important to choose the same day of the week/specific days of the week or month to post your informative content. This provides a level of anticipation for your followers & builds trust.

How to Plan

Entertaining Content

Document, Don't Create

With informative content, the majority of what you post is something you've planned out & set aside time to record. Entertaining content, on the other hand, is usually captured on the whim.
Entertaining moments are typically spontaneous & if you aren't used to documenting...

Take Note of Moments Throughout the Day/Week That Are Entertaining
Start to become aware of these moments & whether you remember(ed) to take your phone out to document them. It might seem silly, but I promise you it is helpful to take notes of the things that were entertaining & that you'd like to be more conscious of documenting in the future.

Examples of Entertaining Content:

  • Your co-worker always does/says something funny during your work meeting
  • Your neighbor sings opera on the weekends
  • A construction worker outside your house is dancing on his lunch break
  • You look like a chipmunk after dental surgery
  • You locked yourself out of the house & have to climb through a window
  • You watch a video that has you cracking up & you share it on your platform (this still shows your sense of humor with your sphere).

Notice that this type of content isn't just work related- it is anything & everything that you would normally find entertaining.

How to Plan Personal/Behind the Scenes Content

Document, Don't Create

Similar to entertaining content, personal & behind the scenes require you to be conscious of things throughout your day that are worth sharing & capturing them.

Observe the Content You Consume

One of the ways you can figure out what to post is to start paying attention to the kind of behind the scenes content you consume. What you consume is usually not far off from what your sphere also likes to consume.

It's Simple: Tell Your Story

Personal/Behind the scenes is, when done well, storytelling. The story you're telling? Yours.
If you follow people that are very active on social media (which we recommend doing if you aren't already-you can learn a lot from them), you might feel that it sometimes feels like you're watching a TV series of their life. Just like a TV show, this type of content reels your viewers in & has them engaging, anticipating & becoming invested in what's next.

Be Real, Be Genuine

One of the most tempting parts of social media is to only post the good, airbrushed stuff. The problem? People can tell when you aren't being authentic. So, be mindful of  showing up the way you THINK you should instead of being yourself. The important thing to keep in mind here, is that people want to be able to relate to you. The real you, not a pretend version of you. The more that someone feels you are relatable, the more likely they are to become enrolled in you & want to work with you.

Social media is an insanely powerful & free tool & when executed well it can have phenomenal results. It is our mission to help keep you informed & provide you with tools that support you in staying top of mind.
